i’ve often thought this was a stenger, it’s only a few houses away from mine. has several key characteristics i.e.; the roofline of the gable end tapers out to a point.

How is this one being priced? Is it out of line with neighboring properties? Is there a premium on the property because someone *thinks* it’s a Stenger? Is there any way of knowing for sure?

Can’t tell you how it is priced, only the realtor could tell you how to came to that specific number. There are known methods and metrics and it is probably safe to say that many of those were applied.
I don’t think this is completely out of line with other homes I’ve seen for sale in the area.
There is certainly a bit of premium on Stengers and all MCM style homes as they are sought after and don’t tend to sit for very long on the market.
As for any way to know for sure, yes and no. Depends on the house and the area. There is no registry however though. There are the piece of info out there if someone spent the time that one could be pretty certain of the provence .

If one were to go and view this house they could simply ask (my house came with signed blueprints so there was no question). While many in this neighborhood are aware of A.D., his ‘legend’ as it were, some of them (this couple included) might not be (I would be inclined to use it as a selling point). Keep in mind that when I first started posting on the ‘livemodern’ board (where I made the acquaintance of Ben, our host), many of the young architects and designers in Austin didn’t know much about Stenger. We’d like to think that we have raised the interest level in him and his houses (although I don’t want it raised TOO much - we’re not planning on selling anytime soon and the property taxes in this area are steep), with the desired effect of saving them from destruction or careless remodel.
To be more specific about the characteristics that define Stengers work, at least three of the following need to be present: low pitched roofs, rooflines that go to a point at gable ends (like the prow of a ship), chunky rock fireplaces and walls, built-in cabinets, exposed 4×6 beams with t&g planking laid on top, other ‘odd’ angles within interiors, exposed and treated concrete floors (original, not what people do now), etc., etc..
In the absense of signed documentation it might be impossible to know for sure but there was no one else in this area using these kinds of design features at the time leading me to believe it’s a pretty good bet.

House is under contract for ‘a price the market supported’, per realtor. No matter the price, it sold quickly. Hope the new owners will clean up the extensive, almost there re-do — the whole ‘zen-craftsman’ thing is really not all that bad, but, same effort and money could’ve made this a real, early, MCM jewel: subtle and organic details then over-grow some native plants out on the corner and hide the thing. Again, looks like the hardest work is done.

I don’t think you could call that a Stenger home. It does not look as if the design stayed true to the way the house was intially built. A lot of buyers are buying his homes and remodeling them in a way A.D. would not have intended for the house look. My mother most likely has the original plans to this house.
