I hate seeing comments like “questionable location”. What is questionable, that everyone isn’t EXACTLY like you?

It is a nice house - I looked at it today. As for location, everyone has their own opinion and priorities, but the bottomline is this: go look at the house and make the decision for yourself.
Things are changing fast in that area, this is a pretty cool house and the price per/sf is only gonna go up thanks to the Mueller development and all that surrounds it.

I live in the 23, but this particular area is rough. It’s not ignorant to say so. It is a cool house, but at 309, you’re buying the most expensive house for many blocks, and Mueller won’t affect this area for quite some time.

Hi Everyone, I just want to address the comments on price. This house, unlike virtually every house in that zip, was a custom built, architect designed house. Nearly all of the houses in the ‘23 are tract homes built on small lots–usually between .14 and .21 acres. This lot is over 1/3 acre. Manor Road is no Windsor Road, but this cul-de-sac is amazingly quiet. I still think this area is better than Agave and with houses on 37′ lots going for well over 350 at Manor..well you can do the math.

I have to agree - go find a 2000 sf house in 23 on this size of a lot, this condition, with a pool, and I think you’ll soon realize that this house is not only incredibly unique, but well priced - I sold my 1100 sf house in Windsor Park almost 3 years ago for 199,000 and it just goes to show you that with OR without Mueller Development, this area has skyrocketed…superb home!

I’d like to correct Eileen’s comment regarding houses in the ‘23…in fact, most of the homes east of Berkman were architect designed, custom built homes, including the one I own. ( I was actually surprised to learn this after talking to many original owners about the history of the neighborhood)
I do agree the house is fairly priced, considering the size, lot, and what a cool house it is. And a nice culdesac to boot. Congrats to whomever gets it!

4-6 blocks west I would agree on the price, but that cul de sac is not that nice, and Manor in that area (drive thru convenience store, anyone?) is sketchy at best. Even if the price is right, bad investment in the short to medium term, as the rest of the neighborhood has a looong way to catch up.

The house is a great looking house. Basic fact remains, it is in a very poor part of 78723. The cul-de-sac itself is not as great as billed; a couple of other good looking houses, and 5 or 6 not so, and that’s it. Immediate surrounding area is very sketchy, and yes, the drive thru’ convenience store at the end of the street is a particular lowlight. Despite the awesomeness of the house this is one this is one rare instance in ‘23 where it may sit on the market a little while.

first of all, it says it’s under contract. some of you need to think before you go blabbling about what you think you know. This is Austin, people. Have thomas and agree with thomas ever driven around Holly Street neighborhood? Where people are selling 600k houses next to shacks? I agree with eBrie— just because everyone is not white and middle class does not make it sketchy. By the way, you should stop at that convenience store, they carry good beer– It’s all perception and i perceive that someone is getting an awesome house.

house fan: guess what, I think it’s an awesome house, too. I live in and love the 23, and whether or not you know it, you’re insinuating that if I think the neighborhood is sketchy, I’m a racist. I love that my neighborhood is diverse (though it’s becoming less so). Loving diversity doesn’t mean I have to pretend that the HEB down the street is a good grocery store, or that the lady I see walking down Manor isn’t a drug addict. Take off the blinders and let people speak their opinions.

This area is rough. The house is close to perfect. The surrounding homes are quiet and nice. If you don’t mind walking your dog and dealing with Cadillacs and bass along with some crack heads…go for it. You could get used to the environment but your friends might find getting to your house scary fun….
BTW, I’ve been inside the house and it ROCKS. The backyard is one huge slope with a pool on top. It will sell fast.

I love my house! The fact that the area is diverse is one of the things that makes it so refreshing. Everyone on the culdesac is cool, and it is really is incredibly quiet. Perhaps it wasn’t the wisest investment at it’s price, but I intend to live there for many years. And there are at least two other houses on the culdesac which are larger, and would easily fetch more than I paid. If you’re looking for a modern house, keep checking out this hood! And happy hunting. : )
PS- Two full-price offers on the first day it listed– Holyshitake, you were right.
