For Sale - $1.5M - Westlake

This place is very cool looking.  Definitely need to find need to find a way to see it for myself (and take even more pictures).  This home was designed by John Watson who did another home in Westlake that is similar (though still unique) and sold a few years back.  Reminds of later period Lautner when he was doing all those concrete circular homes and perhaps it is not surprising that Watson & Lautner both studies under Frank Lloyd Wright.

    Might not need the whole 1.5. Tax appraisal is only $593K. Not the same as market of course, but hasn’t market value usually been within 20 to 50 percent of the tax appraisal lately? Asking 2.5 times tax appraisal seems a little optimistic to me. I love it too, but cold reality of “only” 2500sf, one bedroom, and no garage reduces their potential buyers pool. (How many people with $1.5M don’t have some expensive cars to protect.) Perhaps they are just testing the waters, or perhaps I don’t know real estate value - does anyone more knowledgeable think the asking price is realistic?

    I hope you are able to see it and take more photos. I don’t think I’ve seen a listing with so many pictures that leaves me so confused about the layout of the house. Perhaps that’s a good selling stategy - encouraging site visits.

    What is confusing me:
    - The front yard from street to house. Some pictures show approach stairs perpendicular to the front windows, others seem to show an approach path parallel to the front. Were the pictures taken before and after a remodel, or is it illusion. And I’d be curious to see how the parking or carport area fits in.

    - The area near the spiral stairs on both levels. How much area is open between levels? And is there another stairway? - the spiral doesn’t seem very convenient. And some pictures seem to show a huge red sculptural thing attached to the spiral, but others don’t.

    - What’s behind the living room wall? No pictures of that area - or from the balcony that opens out from it - frustrating. It really makes me wonder if they’re hiding something about the upper level view to the back.

    - The kitchen - I finally figured out that the backsplash seems to be a mirror, but that didn’t help me get a feel for the kitchen space, or even where it’s located. The rectangular windows seem to indicate it’s on the lower level, but the dining room is on the upper level.

    - The lot in back beyond the pool. Pictures show stairs and paths both up from the side and down the back of the pool. I’m curious how the pool area relates to the rest of the lot.

    A hint for anyone trying to find this house on a satellite image - it’s not directly on Spiller - the 500’s addresses are on what I assume is a private drive that splits off west of Spiller. I had to use Zillow.com to locate it. (Upside - privacy and no Google street view trucks going by the front yard, downside - the pizza delivery guy will never find it.) It looks like a gorgeous setting. I imagine the back yard, in it’s little valley, is very quiet and amenable to forgetting you are anywhere near an urban area.

    Oh, and I’ve figured out that the kitchen must be on the upper level and the flat top windows are due to the balcony overhang. And yes, I’ve become obsessed with this place. :)
