Oh, what could have been so lovely . . . damn flippers!!!!!!! Went and looked at this house in Eubank Acres today and was heart-broken to see a house with such nice bones “re-muddled” so poorly – what a crying shame! The cost to re-do what has been re-done will effectively move it well above the price-point of the area. However, for anyone on a budget wanting a project and not worried about re-sale; here’s your chance!!! Could be a REALLY neat house in the right hands!!!

I don’t normally listed condos, but then again, most condos where not designed by Harwell Hamilton Harris. I would be surprised if this place last all that long on the market. I’d stop by this weekend for the open house but I’ll be out in Bandera running Cactus Rose.
Philip Johnson: The Glass House
The girl surprised me last weekend with a trip up to Connecticut. When she told me about it 6 months ago, I was convinced it was a trip to vist Daryl Hall because, why else would you go to Connecticut? It turned out to be something equally as awesome, a visit to Philip Johnson’s Glass House.
I highly recommend making the opportunity to go up there and visiting the property. Like pretty much everyone, I was familiar with the iconic house but turns out to be a minor portion of the overall property and story. First and foremost, Johnson was a landscape architect and the structures are placed and scaled as objects within picture that is he is framing with the landscape. Scale is a word used a lot when discussing this property because it is manipulated in ways that I’ve rarely seen at this scale.
This picture is taken from next to the glass house. The white structure in the background was built when Johnson was 80 (he lived until he was 99) and is a climbing tower made up cinder blocks stacked double high for steps. It about 30 feet tall. The pavilion on the water obviously invokes Renaissance Baroque architecture though it is made of a modular steel that snaps together. It does have a gold leaf ceiling that you can’t see here but you can see how it tints the reflections in the water. The pavilion is only about 6.5 feet tall (5’3″ interior).
I won’t spend any more time here trying to give justice to the property or relaying tidbits of Johnson’s life since experiencing first hand is so much better. The tickets tend to sellout far in advance but it is very much worth planning a trip up. At only 90 minutes out side of NYC, it makes a great day trip on a visit to the city.

Farhills Dr – $1.5M
I couldn’t find any info on Fred Day, the architect referenced here, except that at one time he may have worked with “Justin and Associates” and favored a local architect for city hall in 1983. It seems you don’t really exist (at least according to the internets) if you worked prior to 2000 or so.
EDIT on 9/9/2010: Thanks to a reader, I have a more info: The architectural firm Fred Day, who is still alive and in Austin, worked with was Jessen Associates. Jessen did a quite a bit of work at UT include the Student Union. The builder for this home was Jack Rather.
EDIT on 1/26/2011: Updated listing with more pictures. I still quite like this home so it gets a bump back up here to the front page (something I don’t usually do).
Fehr & Granger – $1MM
I have been waiting for this listing for some time now. It is huge on a huge and wonderful & private lot (next to Pease Park – Now with no frisbee golf!). It also needs a fair bit of work. The family that has it now is the second owners (purchased from the original owners in the late ’60s). It is mostly intact but there were some modifications down, particularly to the back master suite at some point).
Given the location and the neighbors I could see this attracting teardown developers. That would have surely happened a few years ago but perhaps lesser chance now given the overall market. I know one of the owners (it is owned jointly by the children of family that bought it in the 60s) desperately wants to house to be restored and not torn down.
