    If you check the comps a $559k selling price is right in there. The main house has some very nice upgrades (without kitchen & bath getting ruined by granite countertop idiocy). The bonus office/studio is awesome. With better marketing (Hardiboard siding! CAT5 wiring! welcome to the 90′s, LOL) and somewhat more interesting exterior color & landscaping (native, not boring-ass lawn), I could see this getting asking price.

        Not that much. I always assume list price is at least 10% over what the seller will take.

        What’s disturbing to me is that I see very little modern being built in an affordable price point in the central city. (Affordable in this context is “affordable to me”: around $300K.) $550K to $600K in that neighborhood is new. And it’ll start messing with everyone’s comps. Great for gentrification. Bad for central city affordability.
